Common Issues Found During Home Inspections (And Why They Matter)
Buying or owning a home comes with a lot of moving parts — literally.
At Quality Home Inspections, I spend every day helping homeowners and buyers catch issues early, avoid unexpected repair costs, and understand the true condition of their homes. Below are some of the most common problems I find during inspections and why they’re worth paying attention to.
1. Plumbing Problems You Can’t See at First Glance
Plumbing issues are some of the most common hidden problems in a home. Corroded pipes, slow leaks, worn-out shut-off valves, and DIY fixes can all lead to bigger problems over time. Even small leaks can cause mould, structural damage, and costly repairs.
During an inspection, I look for proper water pressure, signs of corrosion, moisture near connections, and make sure valves are working as they should. Catching these early can save a lot of headaches.
2. DIY Repairs That Create Bigger Issues
A lot of homeowners try their hand at repairs — sometimes it’s fine, but other times it causes more harm than good. I often find unsealed openings, loose fixtures, incorrect installations, or jobs done without the right tools or materials.
These issues might not stand out during a quick walkthrough, but they’re important to identify so they can be fixed properly.
3. Roof Damage & Exterior Wear That Leads to Leaks
The exterior of a home is its first defence. Missing or damaged shingles, cracked siding, poor caulking, or gaps in the cladding can allow water to get in — which is one of the most expensive problems a homeowner can face.
During a full inspection, I look at the roof, siding, grading, drainage, and exterior penetrations to catch any early signs of trouble.
4. Moisture & Heat Loss You Can’t See Without Tools
Thermal imaging is a great tool for finding issues you can’t see with the naked eye, including:
- Hidden moisture
- Poor insulation or cold spots
- Ventilation problems
- Potential mould risks
It helps ensure the home is dry, safe, and energy-efficient.
5. Exterior Entry Points & Safety Checks
Safety is always a big focus during an inspection. I check handrails, steps, walkways, garage doors, door seals, and anything else that could pose a risk. Even small issues can lead to heat loss, pest entry, or safety concerns.
6. Smoke & CO Detectors: Small Devices, Big Importance
It’s surprising how often smoke or CO detectors are missing, expired, or installed incorrectly. I always check these, along with ventilation and airflow, to make sure the home meets basic safety standards.
