How Sellers Can Prepare
For Inspection Day

A few simple steps can help your home inspection go smoothly and avoid delays.

Seller Preparation Checklist

A little preparation before inspection day can improve access, reduce delays, and help ensure a smoother, more complete inspection.

Before inspection day, please try to:

  • Clear access to the furnace, water heater, electrical panel, sump pump, attic hatch, crawl space and other major systems.
  • Unlock rooms, garages, sheds, utility spaces, gates, and any areas that require a key, code, or remote.
  • Make sure tubs, showers, sinks, and under-sink areas are accessible for normal inspection.
  • Ensure tub stoppers are available, as inspectors may fill and drain tubs to check basic function and drainage
  • Provide fireplace remotes, keys, controls, or manuals if available.
  • Replace burnt-out bulbs where practical so fixtures and switches can be properly checked.
  • Change or clean the furnace filter if needed and keep the furnace area accessible.
  • Move stored items away from walls, access panels, attic hatches, sump pumps and mechanical equipment.
  • Leave included appliances accessible and ready for normal testing, including the fridge, dishwasher, stove, microwave and laundry area.
  • Avoid leaving the dishwasher completely full, as inspectors may run a normal cycle check.
  • Secure pets during the inspection for safety and to help the process move smoothly.
  • Leave utilities on so major systems and appliances can be tested under normal operating conditions.

Please note: If areas are blocked, locked, shut down, or missing required access items, some inspections may be limited.
